Leak Detection in North Brisbane & the Sunshine Coast

We work from the inside out: identify the wet zone with calibrated moisture meters, thermal-image the cavity to map temperature differences, then trace upstream on the roof to find the entry point. Where we can't see it directly, we run controlled hose tests in 1m² zones until the leak reproduces.

On Queensland homes, the usual suspects are failed sealant around solar-panel penetrations, cracked ridge cap pointing, lifted lead flashings around chimneys, rusted-through Colorbond screws, blocked box gutters in storm season, and failed sealant under skylights. Wind-driven rain through under-flashing detail is also common on coastal Sunshine Coast properties.

We charge a flat-rate inspection fee for leak detection, separate from any repair work. That keeps the diagnosis honest — there's no incentive to over-quote a repair when the actual problem is a $200 sealant job. If we find more, we'll quote it transparently; if it's small, we'll tell you.

Where the leak is the subject of an insurance claim, our written report includes thermal images, moisture meter readings, photos of the entry point and a description of the cause (storm event vs maintenance issue) — the format most Australian insurers require to assess a claim.
